Sandefjord Municipality has decided to construct a new building with 72 resident rooms on the site of the existing nursing home at Nygård.
In addition the existing nursing home will be renovated.
The completed project will have a total of 180 resident rooms. 108 places in the existing building + 72 places in the new building.
The new building will have 3 floors + a basement. The building is split into small 'building bodies', called Buildings 1, 2 and 3. The building bodies are connected by inner corridors on all floors. The basement runs under most of the building.
The project will be carried out in accordance with NS 8407.

The new building will have 3 floors + a basement. The building is split into small 'building bodies', called Buildings 1, 2 and 3. The building bodies are connected by inner corridors on all floors. The basement runs under most of the building.

The 72 resident rooms are divided between 3 departments, one of each floor. Each department has 3 different resident groups, one in each building. One residential group consists of 8 resident rooms, with a joint kitchen and 2 lounges. Each resident group also has a separate sluice and the necessary stores.

The basement will house various necessary storage rooms, personnel cloakrooms, a laboratory, and parking for 25 vehicles. There will be a HVAC plant room on the roof.
The supporting constructions will be a combination of solid wood in the walls, covers and glulam pillars, constructed on a concrete basement. The cladding will be a combination of wooden cladding and brick facing.
The service functions are in the existing nursing home. The parking part of the basement could be withdrawn from the project (option No 1).
The existing nursing home dates from 1977. The building has 4 floors + a basement.
The current ground floor houses the administration areas, a cafe, activity areas, cloakrooms, a kitchen and laundrette. A new main entrance is to be established on the west side of the building, with direct access to the new building via the cafe area.

The existing administration areas are to be altered and made suitable for the increased number of employees, including a personnel room. The current activity department must be adapted to the new daily operation, with an activity room with a kitchen, an activity room/gym and a well-being department.

The well-being department will give residents access to a hairdresser, chiropody, dentist and a physiotherapist. The existing laundrette will be closed down and established externally, and the production kitchen will be moved and extended into the laundrette area. The existing cafe on the ground floor will be kept, but the sales in the cafe will be moved in order to facilitate better operation with the production kitchen. Goods reception and waste management will replace the existing cloakroom areas. These will be moved down to the basement in the new building.

The basement currently has a morgue and chapel. The areas are to be kept in the basement, but the outside access will be changed from a ramp down to steps. This is due to alterations to the design of the external garden. Future transport will now go via a lift up to the parking area under a roof in the courtyard towards the north.

The workshop areas in the air-raid shelter will be made more efficient by demolishing a corridor wall. The other storage areas in the basement are to be kept as they are.
Facades
The existing facades shall, as a starting point, be kept, however, an option is to be priced for replacing the facade boards and adding new insulation to the external facade. The existing windows will be kept.
Drainage roof
Buffering basins are to be established on the roof of the existing building and the new building.
Parking.
A new external car park is to be established on the western side of the site. The development of the new car park, phase 1, has been announced as a separate tender. Phase 2 with completion of the car park is part of this tender.
Outside park, garden
The existing sense garden in the south must be kept as far as is possible, otherwise new outside areas are to be developed on the entire site. 3 inner courtyards are to be developed, and a closed garden for residents with special needs.
Roads
A new internal road is to be established on the site, as well as a separate ramp down to the car park in the basement.
