New building:
Shared housing 1: 750 m2.
Shared housing 2: 520 m2.
Activity centre 450 m2.
Administration 215 m2.
Technical room 85 m2.
External sheds 40 m2.
Net area of Løkenåsen: 2060 m2.
Ground work and outdoor work:
The landscape installations for Løkenåsen sheltered accommodation cover an area of approx. 9000 m2, of which approx. 1200 m2 is a sensory garden, approx. 900 m2 is private gardens and there is a roof terrace of approx. 300 m2. Klokkerudveien is approx. on contour line 151.50. The sheltered accommodation is to be built on a grass covered west-facing slope and most of the area mainly lies between contours +154 and +159. Due to the major height differences, some supporting walls and terrain work will be required.

Reason for the cancellation: Fet kommune [municipality] has decided to cancel the tender competition regarding project 331501 Residences and Løkenåsen Activity Centre, cf. Public Procurement Regulations (PPR) § 25-4. The reason for the cancellation is that only one tender offer has been received. The received tender offers was also significantly over the budget. These conditions big, both individually and combined, justifiable basis to cancel. Fet kommune [municipality] wants to implement a new competition with negotiations without preceding announcement pursuant to PPR § 13-3 a). The municipality will invite SEBY AS, who was the only tenderer who submitted a tender offer, to negotiations to investigate the possibility of reducing the costs and realise the project. The functions and solutions described in the tender documentation apply. The provisions of the adopted zoning plan apply. Possible cost reducing measures can be: — The footprint can be reduced by placing as many of the functions and solutions as possible in the 2 — The buildings can be placed higher in the terrain and contribute to smaller mass surplus on the site, — The floor height in the activity centre and administration was drafted with a five metre height, this height can be somewhat reduced, — Change in material selection, but the quality with regard to future operation and maintenance is to be maintained.
