Omsorgsbygg Oslo KF

Hausmannsgate 37-39 is a part of an old city district from approx. 1870 and comprises 4 buildings in a joint row facing Hausmannsgate. The two building in the middle are old and they were built in 1894 and 1899 for Oslo water and sewerage department and the Norwegian Public Roads Administration. In 1922 the premises were extended with equivalent building units on each side.
The buildings are in 3 levels and made of brick. The floors are casted surfaces with wooden beam layer. The buildings are on the Cultural Heritage Management Office’s yellow list.
The total gross area of the buildings is 2 730 m². The building shall be reconstructed to a 10 department nursery school. The 10 departments are located on the ground and first floors. The attic shall be used as personnel premises and storage unit, whilst the basement is reserved for technical installations.
The indoor width of the building is 9, 3 metres with a lot of light. The Awarding Authority has engaged an engineering design group who shall deliver documents for general contracting. This assignment is in process. The engineering design group has also delivered the preliminary project.
The engineering design works have focus on environmental objective, energy consumption and requirements for Breeam certification. This is further described in the tender documents subsequent to the pre-qualification process.
