Eiksveien 73 (previously Østerås Residential and Treatment Centre) is to be totally renovated and transformed into the following new functions/services:
- Nursery for 200 children
- Special nursery for 15 children
- Health clinic
- Arts and senior citizen centre
Eiksveien 73 currently consists of a nursing home that previously housed Østerås Residential and Treatment Centre.
The building has approx. 5,259 m2 gross over two floors, as well as a basement with a basement car park.
The building has access via a driveway from Eiksveien on the south eastern part of the site. By this access
there are currently approx. 40 parking spaces outside the building. The building is situated 6-7 metres higher
than Eiksveien, with level developed parking and a driveway in the south and south east. Outside areas
are at a higher level, to the north west of the building. The project also includes outdoor work.

are at a higher level, to the north west of the building. The project also includes outdoor work.
The project involves, as a minimum, the following work (not an exhaustive list):
- Total renovation of the existing building
- Strengthening the supporting ability of the
floors
roof
- Establishment of new technical installations with conveyance in areas with a 'low' net ceiling height
- Add new insulation to the body of the building and eliminate cold conductors
- Internal alterations for functions and in accordance with the Working Environment Act and the building regulations
- Strengthen the contact between the ground level outside and the nursery functions inside.
- Outdoor work to fulfil universal design requirements
- Establish outside areas for the nursery (and the local community), including access to secondary entrances and a throughway for the local community (moving a gravel path)
- Establishment of a new network station
- Increase the fire water capacity of the sprinkler installations
- Establish an assembly place and attack way for the fire service around the entire building
The actual tender contest with negotiations is further described in PART I - Contest Rules.
The procurement involves:
- Contract for project development (Phase A)
- Option for the execution contract (Phase B)
The contract for project development (Phase A) will be implemented with partnering as the execution model, with development of solutions and price. The contract standard is NS8407.
