The contract shall also include the establishment of:

- An artificial grass field with bottom heating in the new stadium

- A new skate and activity park

- Parking lots

- Technical infrastructure

- A flood road through the area

- Alteration of existing main drainage pipes (waste water and surface water)

- The surface water reservoir for the OIS. The contract also includes:

- The removal of existing natural grass field at the existing stadium, as well as the development of a new artificial grass field with underheating.

- Demolition of miscellaneous at the existing stadium, including:

- Structures in the west

- Running tracks

- The main grandstand in the east. Henceforth together with the Stadium referred to as the Facility. The contract also includes options which are described in more detail in Part II- Annex A2.

The tender contest also includes the sale of the right and obligation to develop commercial areas associated with the Stadium. See also Part II - Annex A2.

Fitness centres, sports clubs and non-profit organisations have registered their need for business areas. These businesses are not included in the contract, and the Contractor must clarify whether one or more of businesses may be relevant tenants of the commercial areas. The contracting authority also encourages the Contractor to enter into dialogues with other culture, sports and non-profit organisations that address the contractor directly or via Bærum municipality which refers to the organisations, to identify the market opportunities for the areas subject to development for commercial use. It may be positive for the concept development to include these tenants / users (a better product for the users of both the Stadium and the commercial areas). See the list in the Tender documentation Part II Appendix A2 on who has registered their needs for commercial areas.

The contracting authority shall be the owner of the Facility, and will be responsible for financing, development, extension, and operation of the Stadium. The commercial areas are not included in this.

The project shall be executed as a turnkey contract model with early involvement of the contractor in partnering contracts. The contracting authority establish a contractor with one contractor, who is given total responsibility for both the development and expansion of the facility and commercial areas. The model means that the contractor can assess, select and prepare a concept for how the commercial areas should be solved. The contractor shall also have the operational responsibility for the Stadium for a period of 5 to up to 15 years.
