The aim of the assignment is to implement real estate agent services for the sale of the state's property at Adamstuen and to assist in connection with the lease of buildings that are located on the state's properties at Adamstuen.

Statsbygg [the Directorate of Public Construction and Property] will also utilise the broker's competence for strategic considerations, hereunder the lease of premises at the properties.

The state's properties at Adamstuen have been used for the Norwegian Veterinary Institute and the Veterinary College's activities. Both will move to the Ås campus in 2020 and the state's properties will therefore be available for other uses.

In the report dated 20.12.2018, the Directorate of Public Construction and Property gave recommendations to the Ministry of Local Government and Modernisation (KMD) for the further work with after-use of the properties at Adamstuen. The following are relevant to the assignments:

— both of the properties will be sold and handled together in the sales process,

— the sale will take place at the market price in accordance with the principles in the disposal instructions,

— the plan measures described in the report will form the basis for further assessments and prioritisations, including the cultural heritage prioritisations,

— further planning and development processes will be undertaken by the new owner,

— the Directorate of Public Construction and Property will investigate the possibility of using the sales process to safeguard climate considerations,

— parts of the properties can be leased prior to the sale, i.a. To Oslo University Hospital (OUS) and possibly other tenants if there is a gain.

According to the schedule, the sale of the properties will take place in 2021, with preparations and possible announcement occurring in 2020.

It is assumed that tenderers have the right to operate property broker activity in Norway in accordance with the Real Estate Act and associated regulations. Statsbygg [the Directorate of Public Construction and Property] will also utilise the broker's competence for strategic considerations, hereunder the lease of premises at the properties.

Varighet: 18 måneder
