Lotheveien 2-20 is to be totally renovated and altered from 50 — 2 and 3 room flats to 33 larger flats that can house families. All of the ground floor in Lotheveien 2 will still function as communal premises.
The 3 low-rise blocks in Lotheveien 2-20 each consist of a basement, 2 main floors and a loft, with a gross area of approx. 6 000 m
The project shall be carried out as an interaction contract.
The buildings and outside areas are currently run down and out of date. External surfaces are to be renovated, including replacing the windows. Decisions have not yet been made as to the challenges connected to insulation. The roofs will most likely have to be relaid. Demolishing the chimneys will be reviewed in the preliminary project phase of the interaction contract.

There are problems regarding the inside climate, fire safety, accessibility to the flats and communal areas. The inside climate problem has increased greatly in recent years, with the development of fungus and rot in the flats. There are drainage problems that lead to damp in the basements.

Some of the flats on the ground floor must have universal design. The outside areas are to be upgraded and adapted to a residential environment with families, and there is, thus, a need for a more environmentally friendly system for waste management. The plans of the existing flats will be completely changed and rebuilt with a new and more function solution.

All the residents will have moved out by the time the renovation starts.
A draft project has been started, with proposals for the division of the internal area and improvements to the outside area. This has not yet been completed. Cf. A.1.3.2.
There will be a continuation and completion of the work that has already started in the interaction period. The building must also be examined in order to determine the total extent of the work.
The measures are expected to require several dispensations as regards, amongst other things, car parking, outside area, energy requirements, lift, UU, etc.

The chosen tenderer will be sent the template for a reference list in order to document fulfilment of the qualification requirement.
