Oslo kommune Bydel Alna

Oslo kommune c/o Alna District, hereafter called the Contracting Authority, hereby invites tenderers to a competition with negotiations in connection with the procurement of a leasing contract for a community centre for Alna District.
The Contracting Authority wants to enter into a contract on the lease of a building that will not be erected at the time of signing the contract. The building shall be erected so that the Contracting Authority can move into the building in December 2020. The New Community Centre shall be completed and ready for handover to tenants on 1.12.2020.

Kort beskrivelse:
The Contracting Authority notes that the Contracting Authority cannot enter into a contract unless it is approved by the Town Council. Signing of the contract requires the Town Council's approval, and it is anticipated that the Council will decide whether a leasing contract will be signed in the first four-month period of 2018.

Beskrivelse av fornyelser:
The leasing contract will have a duration of 15 years from moving in 1.12.2020. The Contracting Authority reserves the right to extend the leasing agreement for up to five years on verbatim terms. The total possible leasing period is 20 years.
Beskrivelse av opsjoner:
The procurement includes an option on a dental health clinic for Oslo kommune c/o the Department of Health, there is a plan for co-use regarding functions such as public reception, meeting rooms and canteens. The Department of Health will enter into a contract with the selected tenderer.

The Contracting Authority notes that if the option is not triggered, the Department of Health will possibly undertake their own separate procurement of a dental health clinic of approx. 600 m2 in the premises.
The tenderers shall deliver a solution response and price on the option, but the Contracting Authority notes that this will not be evaluated as part of the award criteria.
