New nursing home and sheltered accommodation flats at Sandsli — Turnkey contract

Bergen municipality shall establish a new nursing home and sheltered accommodation flats in Fana Sandsli cadastral no 116 title no 107. The plot's size and utilisation degree is approx. 14 decares and the %BRA = 200. The project consists of 120 nursing home places, 30 sheltered accommodation flats as well as communal areas, garage installations, etc. The total area is approx. 17 750m gross. The new building shall be built in accordance with the passive house standard NS3791. The detailed engineering design services for the building shall be based on the tender documentation. Recognised and established construction methods shall be utilised. Structures and solutions shall comply with the requirements and intentions in NS3420. The building is planned with 4 storeys with a level 0 partly underground on the backside of the building. The ventilation/refrigeration aggregates are localised on the roof.

A buried waste system shall be established with down-chutes from each floor to containers. Surface water will be handled in a separate area via a holding basin that is connected to the public surface water pipeline for the area in accordance with the water and sewage plan. A new network station shall be established for the new building in cooperation with BKK.

As the project shall be carried out in a turnkey contract, it is the turnkey contractor who will be responsible for the engineering design. The tender documentation is based on a well-advanced sketch project with a description. DBC AS has been engaged for preparing the above. The engaged engineering design company shall be transported to the engaged turnkey contractor with the agreed remuneration. Prior to works on construction site, complete professional coordination engineering design for all disciplines shall be implemented. The basis will be presented to the builder before the start.

The project will start at the end of 2016, subject to political approval and grants, cf. the attached progress plan.
The site has a gentle slope (rising) towards the east with forest vegetation. Access to the site area is planned to be from Sandslimarka via a private access road.
The site is located in an area that has had an ongoing development process, which was approved autumn 2015. A need for a minor adjustment to the building has become apparent in the development of the project. The Development Department has applied for dispensation for this. According to the Building Application Department, there have not been any objections from neighbours to the above adjustments.

The site is located within the BKK District Heating's concession area. The heating of the building will be based on water-borne heating.
