U1940 The Damsgård School — engineering, procurement and construction contract

Construction of a new school (1-7. class) with gymnasium. The school is located at Damsgård and shall have capacity for 450 pupils, before and after school care as well as a department for introduction classes. The total area is approx. 6 500 m2. The new building shall be constructed in accordance with passive house standard NS3701. The building owner has engaged an architect/RI for programming and preparation of a floor plan as well as function requirement description The project shall be executed as an engineering, procurement and construction contract based on NS (Norwegian Standard) 8407 It is a requirement that the property developer cooperates with the executing architect, in this case Rambøll, in detailed engineering design during the execution stage. The building shall be subject to detailed engineering design and be constructed with good architectural, technical and functional qualities. Recognised and established construction methods shall be utilised Structures and solutions shall comply with requirements and intentions given in NS3420 The building shall be constructed in 3 floors where floor 0 is partly below ground level.
Stringent demands are put on the ventilation system and the energy system, as well as coordinated control of the ventilation system, heating requirements, sun shading and control of the lighting system
Prior to works on construction site, complete professional coordination engineering design for all disciplines shall be implemented. Prior to start of works, documentation shall be presented the building owner.
The project has a tight progress schedule. Start of works on the construction site is September/October 2015 and completion within start of school autumn 2017.
The size of the site (Land no. 154/Title no. 150), located in Herman Grans vei 2, is 13 700 m² and a development plan has been submitted for the first hearing and the City council is expected to adopt the development plan during autumn 2015. The frame application to the project is to be submitted during autumn 2014.
Replacement premises for the Damsgård School shall be established in Fyllingsdalen. Start of works on the construction site is dependent the completion of these premises. Planned completion of the replacement premises is start of school autumn 2015. The existing school building shall be demolished during July-September 2015 (subject to a different contract). The construction site shall be cleared prior to start of the engineering, procurement and construction contract in September/October 2015. Start of works is subject to reservation by the Contracting Authority.
