Bergen municipality plans to establish a new 90 bed nursing home and a volleyball hall at Fana at gnr.120 bnr.452 Råstølen.
A "Feasibility study nursing/volleyball hall at gnr.120 bnr.452 Råstølen" has been prepared by B&B Architects, dated 15.4.13. Feasibility Option 1 provides the basis for further work.
The Municipal Department of Health and Care has produced a description of the desired functions as well as the required rooms at the nursing home.
The Municipal Department of Kindergarten – and School-Building Programme has prepared a construction programme for the volleyball hall.
The lot.
The plot is 3.1 acres and is relatively flat with a characteristic, wooded ridge to the south west.
The ridge should be preserved.The centre of the plot is a bog.Bergen Land Company has assessed the lot's characteristics. The results are attached.
The lot is currently vacant.
The regulated access to the plot is from Harald Sæverud vei to the west.
The two building projects clearly represent a high utilization for the area.
Regulatory practices.
Current zoning No. 15760000 indicates that the property area, O2, must be used for public purposes or school buildings with a permitted land use TU = 30 %.
Local area plans will also provide guidance for the use of the lot, especially regardingparking requirements.
The lot must undergo a new regulatory process, which is included in the assignment.
The site is located within the BKK District Heating's concession area.
The preliminary budget is included in Bergen municipality's proposed 2014-2017 Financial Plan, and NOK 31.5 million is scheduled for for the Råstølen volleyball hall and NOK 387 million for the Råstølen Nursing Home. In regards to this tender, these figures should be understood as for informational purposes only and not as definitive for the design scope.
