Oslo Kommune Boligbygg Oslo KF

The purpose of the procurement is to enter into framework agreements for trade services with several artisan groups sharing the same assignment. Boligbygg will sign a contract with the main contractor and it is only this who is the contracting party. The main contractor shall procure all artisan groups related to carpentry / joinery work, painting work, electrical work, plumbing work and cleaning of flats. The following estimates have been made: paint work approx. 40 %, carpenter/joiner approx. 30 %, plumbing approx. 19 %, electrical work approx. 9 % and washing of flats approx. 2 %. It should be noted that this is approximate and that the actual allocation will depend on the specific needs arising during the framework agreement period.

It is estimated that the scope of the Contract will be approx. NOK 80 000 000 per year spread over a number of providers (4–7 providers). Boligbygg's maintenance budget will determine the size of the contract. During the course of one year, renovation of approximately 1,200 vacant apartments. In addition, about 100 bathrooms and kitchens in inhabited houses are included. Average repair cost is approximately NOK 60 000 per apartment. One challenge in the assignment is the demand for this work will be uneven. 30 % of all assignments will be at the beginning of the month. There are also a few months with greater workload than in other months.

Beskrivelse av opsjoner:
Option for prolongation of the agreement by 2 years. If the Contracting Authority chooses to trigger the option to extend the contract, prices may be adjusted according to changes in the City of Oslo deflater (a weighted average of 75% salary increase and 25% inflation contained in Oslo's budget adopted by the City Council in December each year).
