Construction of 16 sheltered housings in Søra Bråda shared housing at Søra Bråde in Revheim.
Construction and choice of materials.
Load bearing system.
The shared housing shall be executed with concrete covers, parking in the basement, load bearing steel columns and ceiling of concrete elements which shall be externally insulated.
Outer and inner walls.
The outer walls shall be erected as insulated wooden walls and the window sections with aluminium frames and double-glazed windows. The outer walls shall be covered with vertical maintenance friendly wood exterior in red heart pine. External sun shading shall be used on facades exposed to sun. The inner walls shall be covered with wood panelling which shall be soaked in lye and oiled. All wet rooms shall have tiles on walls.
Covers and stairs.
The floor on the ground floor is casted cover on the ground and the first floor cover is made of prefabricated perforated cover elements. The traffic area cover shall be made of concrete, the living room cover made of wooden floor, the personnel room cover made of linoleum and the wet room cover made of wet room linoleum. The main stair shall be made of concrete with antiskid surface. External escape stairs shall be made of steel. All railings shall be made of steel and glass.
Outer roof.
The outer roof shall be insulated on the upside of concrete elements and covered with paper or foil. The roofing shall be pulled well up over the cornice and protected with cornice fittings of aluminium on the top. The underside of the roof and cover shall be counterceiling in order to give room for concealed technical systems.
Electrical installations and central operational control system.
The Awarding Authority estimates a lighting system with focus on high-quality light technical solutions, energy saving and low operation and maintenance costs. It is estimated to use an after-glow emergency light system with signs at exits and fire technical equipment. A complete fire alarm system for the entire building shall be installed.
A necessary circuit system for lights, monitoring and HVAC technical systems shall be included. Connection and control locally and from a central operational control system. All alarm functions shall be integrated in the central operational control system, in addition to standard alarm functions. The central operational control system shall be WEB based in accordance with the municipality’s guidelines.
Outlets for ICT in connection with the work places shall be installed (IP telephone connected to Stavanger municipality’s server), as well as telephone and computer outlets in the apartments. The apartments shall be equipped with entrance telephones. Signalling system with focus on safety for the employees and residents - patient signalling system shall be installed.
Lifts centrally situated in the building shall be included.
HVAC system.
The HVAC technical systems shall be designed and dimensioned in accordance with requirements from public authorities, the Awarding Authority and users with a view to efficient energy consumption, indoor environment, influence on outdoor environment, functionality, operational reliability and costs.
The zoning plan will require classification in accordance with the energy branding scheme. A sprinkler system covering the entire building shall be installed. Water-borne heating system shall be established. Ventilation in accordance with current regulations and the Norwegian Labour Inspection Authority’s regulations in relation to air volume and air replacements. Flue from common kitchen above ceiling.
The building shall have 1 balanced ventilation system for common areas/personnel areas with VAV control. Apartments shall be given separate ventilation generators.
Energy and environmental assessment.
In connection with planning and design of technical system for air conditioning, the principal objective has been to minimise the energy consumption and the climatic impact simultaneously as requirements in relation to indoor environment and cost effectiveness are safeguarded. The energy systems shall be simple, resilient and have longevity with emphasis on passive systems related to design and details of the building structure.
Existing district heating and gas network from Lyse shall be used. The project has used experience data from other projects in energy classification B. Use of 25 cm insulation in walls, 30 cm in roof and floors combined with a U-value of 1, 2 W/m2 for windows will give an annual energy consumption of approx. 100 kwh/m2. This is within the energy classification B’s requirements.
